Student Accommodation     -    Expert Opinion

April 2008

Smiles Are Free

There is little doubt that the student housing market is evolving faster then any other commercial property sector in terms of customers needs and expectations.

Less than twenty years ago, students, mostly local or country, applied for a place in a traditional college residence, on or close to campus, under the management of a particular religious denomination or took up a place with board ( meals ) as it was impossible for a student to secure a rental property with an income.

These days local, country, inter state and ofcourse international students have a broader range of student housing options to consider, setting aside for a minute the serious issue of affordability and availability.

Today's student can choose from a place in a residential college, university managed accommodation ( on or off campus ), a student hostel or a " purpose built " privately operated student accommodation facility, homestay or share accommodation in a private rental property.

Residential Colleges, mostly still owned and operated by "men and women of the cloth", were once considered to be the only organisations equipped and committed enough to effectively deliver an acceptable level of  " pastoral care "  (a farmer looking after its flock ) to a young, inexperienced and impressionable group of students, living away from home for the first time.

Not any more, the business of hospitality service delivery to students has become recognised in Australia and across Asia as form in its on right.

Based on traditional hospitality service principles: :

  • Knowing your customer.

  • Understanding their particular needs and expectations.

  • Under promising and over delivering.

  • Anticipation.

  • Respect.

Today's professional student accommodation hospitality provider operates in a similar fashion to a well trained cabin crew attendant, restaurant waiter or an international hotel receptionist. Although there is one subtle difference between a traditional hospitality provider and one in a student housing environment.

Whilst customers in a traditional setting tend to come and go, a student arrives with the intention of making a  student accommodation facility their "home away from home ". The professional student accommodation hospitality service provider places an important part in fulfilling this expectation. Furthermore, while

the decor, room size, facilities and location of a student accommodation complex will vary from property to property with the discrepancies between each being compensated by rent position, one factor can add to or devalue the price of student accommodation.

Its so important and yet it comes for free !  A happy, warm and friendly smile !

At Auskor Australasia our smiles are free !

Auskor Australasia understand that " people make our business".  Our management systems and practices are only as good as the staff and project teams we engage to implement them. We are meticulous in our recruitment process to ensure we recruit the very best ambassadors for our business.

As demand for student accommodation is typically driven by international students, great emphasis is placed on recruiting staff who not only have the appropriate skills set for a service based accommodation business but also possess the right personality attributes, a level of cultural sensitivity and the language skills required to successfully integrate into a multi cultural environment .

Our management consultants possess a minimum of five years operational management experience in a hospitality accommodation environment and must hold a business or hospitality management based tertiary qualification.

Our service staff are recruited to perform front office and administrative tasks for our business, or on behalf of our clients. Our young dynamic team of professional hospitality service providers are self motivated, high achievers with immaculate presentation and communication skills. Auskor Australasia are particularly focused on employing young people who have recently departed from a university environment and are in tune with the needs and expectations of students.
