NewsJanuary 2010 Auskor Australasia Predicts Change In The Student Accommodation Market In 2010 The student accommodation market has changes considerably over the last twelve months due to the global financial crisis and increasing pressure on education providers in Australia and across Asia to take a more proactive approach to providing more safe, quality and affordable student accommodation options to students. Prior to the GFC there were an abundance of financiers and commercial property developers eager to provide educational institutions with " arms length " student housing solutions. Development partners are no longer in plentiful supply yet the demand for student accommodation continues to grow at a rapid rate across the region. As a result, more education providers, driven by increasing demand for student housing and the pressure of increased accountability, are considering student accommodation as core business, allocating capital funds to develop student housing projects with the intention to manage the facilities to protect against reputational risk, have greater control of the residential environments provided to students and generate additional income through the successful operation of the student accommodation business. Mr Denison, Director said " Auskor Australasia is perfectly positioned to provided education providers with practical insight into operating and developing student accommodation and experienced teams of consultants to assist educational clients to recruit, train and establish in house management teams. Auskor Australasia provides an excellent alternative to the out sourced student accommodation project development and management model." Meanwhile, Auskor Australasia expect to be in a position to announce the company's involvement in two student accommodation projects over the coming months, one in Australia and the other in Asia. The paper states that the Hong Kong Education Bureau will achieve its objective by " stepping up efforts to further internationalise and diversify the sector for the benefit of local students and Hong Kong as a whole". The Hong Kong Education Bureau said " internationalisation brings tremendous benefits to Hong Kong by attracting quality non-local students to study in Hong Kong and stay and stay and work here upon graduation, we will enlarge our talent pool and improve the quality of our population., and in turn support various sectors of the economy and thereby increasing the competiveness of our economy. Admitting non - local students is also beneficial to our local students by creating a multi-lingual and multi - cultural environment and bringing in new ideas and perspectives. Through this process, it will also further internationalise our higher education sector and broaden the horizons of our local students so they are better prepared for increasing globalised and competitive environment" . In terns of student accommodation the Education Bureau said, " We appreciate that provision of hostels or suitable accommodation is conducive to the admission of non-local students. We will continue our existing by encouraging institutions to identify suitable sites within campus for hostel development or redevelop existing campus buildings / facilities into hostels so as to maximise the development and utilization of their own campus sites, and identifying more land outside existing campuses for construction of joint hostels. We have also encouraged tertiary institutions to explore all possible options, both interim and long term, to meet the increasing demand for student hostels. Indeed, we understand that some institutions have adopted innovative means to tackle this matter. For example, some institutions are renting spaces from organisations which run accommodation facilities, while others are providing subsidies and assistance to students to rent from the private rental market. In the view of the limited land supply for the construction of hostels, particularly for institutions in urban areas, and the time required to build hostels, such measures will go a long way to resolving this issue. The decision aims to realise the Vietnamese governments policy, which encourages the building of rented accommodation for students. The projects are scheduled to begin in the third quarter of this year. According to the Ministry of Construction, Vietnam now has 400 universities and colleges, and 300 technical secondary schools, with 3 million students. However, just 20 percent of these students live in dormitories and the remainder have to lease their own accommodation. As part of Auskor Australasia's strategic goal to establish representation in the Asian region we are looking to identify a suitably qualified partner in Vietnam to explore opportunities associated with this development plan and identify others in the region.
